Ohio has not garnered a great deal of attention with its tax deed sales. Ohio does not sell tax lien certificates. If you are planning on investing in Ohio tax deeds then I suggest that you read the applicable laws found in the tax code relating to 1) property tax collection and the enforcement of delinquent property taxes, 2) contact a local area investment club and get involved/network with Ohio tax deed investors, and 3) talk to an attorney in the area who has experience in the foreclosure arena and find out about the pitfalls surrounding the process. Attorney's love to tell you what can go wrong with a process - that's usually because the only time someone calls an
attorney is when something goes wrong!
Let me also give you some basic information about the Ohio tax deed process. First, the Sheriff in each county has the responsibility to sell delinquent tax parcels. If property does not sell via tax deed auction then it will be available through the county auditor office. Typically the auditor will hold a sale or walk-up sealed bid procedure. Check with each county for details and email me if you have any questions.
NOTE: In all tax deed states research is very important. This is because the possibility of land ownership is very high. You should begin reading the state statutes relating to property taxes and delinquent tax collection practices. It is very important to be fully aware of which liens will survive the sale and foreclosure of the deed. The new owner of the parcel will be responsible for any surviving liens and claims attached to the property.
